218 E 84th Street Horrors
STA has been down and out for a while, but the Shaloms have continued their campaign of buying rent stabilized buildings and wreaking havoc.
In March/April 2009 they purchased 218 E 84 from another slumlord whose mission it was to clear out the 100% rent regulated Old Law tenement building. When the Shaloms got it, there was only one tenant left.
The sole remaining tenant had been there for more than 30 years and was a biter and scratcher. He has boxes and boxes full of court decisions, DHCR decisions, and violations in his favor. This is a vivid example of why we say the only way you will keep your apartment is if you fight tooth and nail.
When the Shaloms bought the building, the tenant was ready to relocate temporarily so the landlord could repair the floors that were in danger of dropping into the cellar. The relocation never happened.
The Shaloms commenced gutting the building around the disabled senior tenant.
Now the Shaloms have gotten the okay from DHCR to install an “elevator” in the five-story old law tenement — obviously, OBVIOUSLY, this requires this old-timer to move out, because the only place the “elevator” can go is in part of the old timer’s apartment.
Let’s see how this goes . . .
Shalom Tenants Status Report
We thought it might be interesting for everyone to know what Shalom
tenants put up with, so this is a first stab at what might be a weekly or
monthly “Shalom Status Report” — depending on your interest and
participation!
HARASSMENT CASES: KEYSTONE/DANIEL SHALOM IN COURT
In March 2006, 29 tenants from 13 Shalom buildings filed harassment
complaints as a group with DHCR. (See
http://www.shalomtenants.org/listings/harassment.php for summaries of
these complaints.)
- THE GOOD NEWS
DHCR has decided to prosecute Daniel Shalom / Keystone for harassment based upon the complaints filed by Keystone tenants at 190 E 3rd Street, 331 E 14th Street, and 338 E 61 Street. The judge is currently holding conference hearings in attempt to “settle” the case without trial. Tenants are pushing for trial. We encourage Keystone tenants to file their own harassment complaints in support of this important case.
- THE BAD NEWS
Sadly, DHCR has decided to discontinue the case against David Shalom/Big Apple. Although complaining tenants of 416 E 73rd Street wrote 50 letters to management, filed 200 complaints with government authorities, endured 8 court actions, and paid $24,000 in legal fees; and even though the super changed 10 times, it apparently was not bad enoughto qualify as “harassment.” This is why we need MULTIPLE Big Apple tenants from MULTIPLE Big Apple buildings to file harassment complaints. It takes more than one tenant’s complaint to establish the Shalom pattern in an individual Shalom landlord’s buildings. We encourage all rent regulated David Shalom/Big Apple tenants who have experienced harassment to file complaints with DHCR.
201 SULLIVAN STREET GAS SHUT OFF
Nader Shalom purchased 201 Sullivan Street (corner of Bleecker Street in
the West Village) in March 2007; tenants were notified on March 26. We
have received a steady stream of reports since then. On April 11, tenants
reported that gas had been shut off. The landlord refused to restore gas
service until apartments had been inspected, which took several days and
consisted of turning stoves on and off after the gas was turned on.
Following this exercise, ConEd shut off the gas, heat, and hot water, and
posted notice of “tampering with gas.” HPD has served violations, but
tenants remain without gas service last we heard. So . . . everyone say
“Welcome!” to the tenants at 201 Sullivan Street!
TENANTS AT 244 W 72ND STREET LOCKED OUT
On April 19, 2007, the super at 244 W 72nd Street changed the street
entrance lock. Tenants had not been notified in advance of this change,
nor had the landlord provided new keys. Tenants of this Fred
Shalom/Empire Management building are currently buzzing each other in.
690 FORT WASHINGTON OWNERSHIP CHANGE, FLOODING
In early February, 690 Fort Washington changed hands – from Fred
Shalom/Empire Management (“Shalco Investments II”) to Nader Shalom/Gatsby
Enterprises (“Kedron Associates”), with management duties also going to
Nader/Gatsby. In late February, apartments were flooded due to
construction in the building (done, of course, without permits).
234, 238, and 242 E 50TH STREET OWNERSHIP CHANGE
The Shaloms celebrated New Year’s Eve 2006 by swapping some real estate.
The three apartment buildings owned by “Astroid 50″ were divvied up, with
40% interest going to Fred Shalom/Empire Management (“F Astroid
Associates”), 40% to Nader Shalom/Gatsby Enterprises (“N Astroid Realty”),
and 20% remaining with Ben Shalom/Sky Management (“B Astroid Associates”).
PESKY SITUATION AT 8 SAINT MARK’S
Market rate tenants at Jon Shalom/Sky Management’s ultra-high rent 8 Saint
Mark’s Place report a massive infestation of mosquitos due to leaks in the
posh renovated apartments, along with no heat, thieving washer/driers, and
frequent phone calls and visits from the landlord.
MANAGEMENT CHANGE FOR 416-418 E 71ST STREET
It appears Ben and Jon Shalom/Sky Management are no longer managing
416-418 E 71st Street, despite what was no doubt a stellar performance.
“Pear Properties” is now registered with HPD as the managing agent.
“STEIN REALTY” — NEW SHALOM COMPANY ALERT!
106-108 Greenwich Avenue, purchased by Jon Shalom (“Grain Realty”) in
2005, is managed by “Stein Realty LLC,” with an address at 270 Lafayette
Street. We discovered this new company when we googled “Maryam Isa,” the
registered managing agent for 106-108 Greenwich Avenue, after she quit Sky
Management.
DANIEL SHALOM HEADS FOR THE BRONX
We’ve heard a rumor that Daniel Shalom/Keystone recently purchased a
building in the Bronx, where he is subdividing apartments and forcing out
the regulated tenants. Anyone know anything about this?
